I was trying to explain today in simple terms to a hotelier why there are 2 lists in our system, the starting list and the competitive list, and what the importance of each is. I thought of the example of the golden ratio from ancient Greece, which is found in nature, architecture, mathematics, photography and various other sciences in countless ways and manifestations, even in the Apple logo(!).

It has been a wonderful weekend at Xenia so far..Great to re-connect with many hoteliers and friends and lots of interesting discussions have taken place at our Holistic Hospitality stand. At the forefront of technology, as always!

The chart below shows the current availabilities for all 5-star and 4-star hotels in Mykonos in relation to their average (WA) prices for the next season. The data has been extracted from Hotel Insider's market research on the Booking website.

The reason why we chose the Niche Hotel for our Case Study on the 4 stars of Athens is that it is the first mid-sized hotel we came across in the starting list (position 4) and we saw it soon ranked in the top ten based on the Competitive Index, selling in all cases at least 15 € above the Weighted Average of the market.

The chart below compares the average prices and availability of 5-star and 4-star hotels in Athens from today until the end of February.We observe that in general the availability graph for each category is the mirror image of the average prices, with the availability of the 4-star market showing much more pronounced fluctuations than that of the 5-star market.

Continuing our study on Athens hotels with the help of Hotel Insider, we have prepared the starting list of the 4-star hotels in the city centre. We have written that this list is revealing in terms of the attractiveness of the proportions of the units at the top of the list. A good position on this list paves the way for sales above the category's median, hence higher revenue per room sold.

The following chart gives us the current price and availability picture for the next season (2025) for the island of Mykonos from the "view" of a 5-star hotel.

The main reason we chose the St. George Lycabettus Hotel is that it recently commissioned a state-of-the-art RMS system and we were curious to make a comparison with our own forecasts.

The following list is neither a sales list, nor a popularity list, nor a success list. Our unit of measurement is the relative lead in the degree of ease to full occupancy when conditions permit.

The chart below shows the hotel No 15 Ermou in Thessaloniki and the daily sales prices of its rooms on the Booking website until the end of 2024.

The latest addition to HotelInsider is the so-called Rates Calendar. It is the culmination of a painstaking effort by a handful of workaholic visionaries that started two years ago to create a hotel pricing system based entirely on objective data.

The chart below is the daily booking curve of 20 July 2023 of a popular Mykonos hotel, focusing on the most economical room type offered. The hotel started in the autumn of last year setting the price at €650 for this date (20 July 2023). The cumulative ADR curve for the room type we are looking at is shown in blue dotted line and sales are shown in pale red at the bottom.

We have written in previous articles about the importance of the Competitive Index and its relationship with the initial score (starting position). This index shows us day by day who is doing better in finding the coveted balance between whatever initial advantage (or disadvantage) they have gained due to their starting position and the price they are asking for as a counterbalance or compensation for it.

In the third and final part of this analysis of the 5 stars of Athens (always with the help of Hotel Insider), we will try to answer the question: Why does one find big and famous 5-star hotels in Athens selling their rooms some days at prices around 130 € at the same time that some others sell at double or even triple the price?

We chose Monday, December 2, 2024, to do our shopping in booking. The average price for the category for this date is 112.7 €. Looking at the ranking of hotels based on the Competitiveness Index (CI), our first observation is that competition is fierce since there are very few distances separating one hotel from another (see last column in the image).
