5* Athens - Initial Positions - Gatsby Rules! (Part I)
by Victor Matsas • 02 Dec 2024
Location: Greece, Athens
We start with a series of clarifications:
(a) The following list is neither a sales list, nor a popularity list, nor a success list. Our unit of measurement is the relative precedence in the degree of convenience for full occupancy when conditions allow.
(b) Who will ultimately manage to have superiority in occupancy will depend on the selling prices of each person's rooms and because these vary from day to day and change from minute to minute, it is understood that we are dealing with a completely fluid situation.
(c) Therefore, only if we know the current prices for each hotel will we be able to capture the final ranking in real time for each future date.
(d) It is no coincidence that boutique hotels occupy the first places in the ranking list. The combination of a small power of rooms and satisfactory traffic with positive reviews is able to consolidate several of them in the top five. These hotels are among the first to fill up and develop high occupancy during periods of high demand. Larger capacity units start from lower locations because no matter how good location and reviews they have, it is difficult to get traffic of this size, capable of filling the hotel solely with internet sales.
(e) We put them all together in the same list (Boutique & Non-Boutique) to have a complete picture of the distances that separate one category from another.
A remarkable case is that of the Electra Palace, which is in the first places along with the Boutique (the same was found in Thessaloniki).
An analysis will follow in the next post.
