The chart below gives us the current price and availability picture of the next season (2025) for the island of Mykonos from the "look" of a 5-star hotel.

We observe 5 stages of market development:

a) The first stage concerns the period 1 April to 15 May during which the weighted average (MM) performs a mild sideways upward movement

b) In the second stage, which starts from mid-May and ends in early July, we observe the PM changing inclination and performing a steady upward trend

c) In the third stage (early July until 20 August) the PM remains at stable prices.

d) During the fourth stage, the PM follows the reverse course to that of stage b) until mid-October

e) The 5th and shortest-lived stage lasts only 2 weeks with the PM reverting to the lowest values of the whole period.

The current availability of the market for the entire period (April - October) is reflected by the vertical gray bars.

We chose a 5-star hotel and did booking shopping to see the sales prices throughout the season (bright green most of the time).

We assigned Hotel Insider's algorithm to suggest a daily price range given that the hotel wants to be between positions 38 and 50 of the Competitiveness Index. The proposed values form a corridor of blue color.

There are two main conclusions:

a) We see that the practice of LOW - MID - HIGH - PEAK - MID - LOW followed by the hotel, takes it out of the blue corridor in many cases, making its prices uncompetitive for a significant percentage of the new season.

b) The width of the blue corridor is more than doubled during stage 3, which lends itself to price yielding.
